Swastik Kunj Apartment's amenity claims are total eyewash. Just moved in, the gym is often broken, pool closed. Is this genuinely good daily living, or just brochure magic? Change my mind.

Exactly! I had a similar experience with a builder near Alaknanda. They showed us a fancy club house, but after possession, it was perpetually under renovation. These developers just want to sell units, after that, it's 'aapka sar dard'.
