Currently in a 2BHK in Sector 121, thinking of upgrading to a 3BHK or maybe a small villa if the price is right. This project's 3BHKs are around ₹78L, which is a big jump for me. I already have a home loan, so this needs to be a solid move. Is the carpet area for their 3BHKs efficient, or does it feel cramped? On paper, layouts look okay but sometimes the reality is different, you know? Also, what's the neighbourhood like for daily living? Are there decent schools nearby, and how about local markets? Is it genuinely good to live in, or just another project selling amenities that aren't really useful? Any idea on actual maintenance charges? Just trying to figure out if this price jump is actually worth it for the lifestyle.

RERA not applicable means it's under 500 sq meters or less than 8 units. Here it's 18 units so it should ideally have RERA. This is a big red flag. Please check this detail carefully. It might be an older project or some loophole they are using.
Totally agree. No RERA is a huge concern, especially for first-time buyers like us. What if the possession date of 2025-12-01 gets delayed? It happens so often in Noida Extension. My cousin bought a flat near Ajayabpur, and his possession was delayed by 2 years.
