Swastik Triveni Homes: Real-world living and amenity check?
Did a site visit to Swastik Triveni Homes last Saturday. I'm currently in a 2BHK in Sector 137, thinking of upgrading to a 3BHK, and the ₹72-81L range for an upcoming project seems okay. They showed a lot of amenities, but honestly, kitne practical honge daily use ke liye? Swimming pool, gym, club house... are these really maintained or just for show? Also, neighbourhood quality ka kya scene hai? Schools, hospitals, daily grocery shops kitni door hain? Is it genuinely a good place to live for a family, ya sirf paper pe accha lag raha hai? Already have a home loan, so don't want to make a wrong move. Any current residents or people who've visited, please share your thoughts. Is the price jump worth it for this project?
Comments
The market is hot right now, but ₹72-81L for only 18 units in an upcoming project seems risky. Limited units mean less community power later.
Be extremely cautious with upcoming projects, especially with a possession date of Dec 2025. That's still a long way to go, and builders often delay. Also, it says 'RERA Not Applicable' for Swastik Triveni Homes on some portals. How can a new project not have a RERA number? That's a huge red flag for me. What's the real story behind this 'Not Applicable' status?
Yeah, that RERA status is a big worry. And with only 18 units, the developer might not be as accountable as bigger players. What if they run into issues and there's no RERA to protect us? This makes me very nervous.
The 'RERA Not Applicable' means it's probably under a certain size threshold or plot area. Still, it's unsettling for buyers.
Honestly, I think the price range of ₹72-81L for a 3BHK, even if it's upcoming, is not too bad considering how prices are soaring in Noida. My cousin just bought a 2BHK in Alpha I Greater Noida for almost the same price! If the location is good and connectivity is decent, amenities will eventually get maintained, especially if there's a strong RWA. I'm actually considering it.
I'm always wary of 'upcoming' projects, especially when the builder isn't a really big name. Swastik Triveni Homes sounds okay, but I couldn't find much about their previous projects or their delivery track record. For ₹72-81L, that's a significant investment for a first-time buyer like me. What's their reputation like? Has anyone here dealt with Swastik Builders before? I'm specifically concerned about delays and quality issues, jo aajkal bahut common ho gaye hain.
I agree with your skepticism about the builder. In this current market, with home loan interest rates where they are, we can't afford to take risks with an unknown builder. Better to pay a little more for a ready-to-move or a project with a solid track record.
Regarding Swastik Builders, I did some digging. They're not a huge conglomerate, more like a local developer. Their previous small-scale projects have mixed reviews – some delivered on time, others with significant delays. Given Swastik Triveni Homes only has 18 units, it's a small project for them. This could mean more personalized attention, or it could mean they lack the financial muscle for timely completion if things go south. It's a gamble for sure.
Yaar, same thoughts! I visited Swastik Triveni Homes last month. The show flat looked amazing, but that ₹72-81L price tag for an upcoming project in that area felt a bit steep, especially with the possession date so far out (Dec 2025). Are these amenities really worth paying extra for, or will they be neglected post-possession? My biggest worry is ending up with something that looks good on paper but is a nightmare to maintain.
Exactly! Amenities are always a big concern. I've seen projects near Ajayabpur where the swimming pool is just a showpiece, never properly cleaned.
