Swastik Triveni vs. Purvanchal: Which is better?
Considering Swastik Triveni Homes and Purvanchal Oriental. Purvanchal is ready to move, right? Swastik ka possession kab tak hai? Location wise, which one is better connected? Kya kisi ko Swastik ke construction quality ke bare mein pata hai? Which one offers better value for money? Mujhe advice chahiye!

Honestly, for a first-time buyer, the peace of mind with a ready-to-move property like Purvanchal is huge. You avoid the stress of RERA complaints, builder insolvency, and indefinite delays. Just factor in renovation costs for an older flat. Swastik is still a gamble on timelines and final quality.
Value for money mein Purvanchal Oriental is probably better if you're looking at immediate returns or rental income. The price range (61-66 L) for a completed project, even if old, seems reasonable for that area. Swastik might be newer but might have higher per sqft rates and the wait time adds to the cost.
U10 makes a good point. A 2002 project means it's 22 years old. While ready, you might be inheriting someone else's problems or facing immediate renovation costs. Swastik, though delayed, would be fresh and potentially more energy-efficient too.
But isn't an older project like Purvanchal more likely to need major repairs soon? Like plumbing or electrical work? That could eat into the 'value for money' aspect quickly. Naye projects mein toh warranty bhi milti hai.
Swastik Triveni ke construction quality ke baare mein suna hai ki finishings average hain. Ek friend ne site visit kiya tha, he mentioned some issues with plastering and tile work in a few sample flats. But the location near Alpha II Commercial Belt is quite good, so that's a plus.
I visited Purvanchal Oriental last month. It's an old project, so expect older amenities and maybe some wear and tear. But the good part is, no RERA delays. What you see is what you get. Swastik Triveni, on the other hand, is still under construction, so there's always that uncertainty with possession dates.
I agree with U5. The current market conditions in Noida are such that many builders are struggling, leading to delays. If you're budget-conscious like me, a ready-to-move option reduces a lot of financial stress from rent and EMI overlap.
Sahi keh rahe ho. Purvanchal ka advantage hai ki it's ready. You can move in or rent it out immediately. But 2002 ka project hai, toh re-sale value aur maintenance cost bhi dekhna padega. Naye projects mein amenities better hoti hain.
Exactly! That's my main concern with any under-construction project. Builder delays are so common these days. My cousin booked a flat in Ajayabpur, and the builder kept pushing the date. It's so frustrating to pay EMIs without a home in hand.
Hey everyone, I'm really torn between Swastik Triveni Homes and Purvanchal Oriental. Purvanchal is ready to move, right? Matlab possession mil jayega immediately? And Swastik ka possession kab tak hai, kisi ko idea hai? Location wise, which one is better connected to say, Alpha 1 Greater Noida? Aur sabse important, construction quality for Swastik, anyone know? Value for money kaun sa project de raha hai?
For connectivity to Alpha 1, both are decent but Purvanchal might have a slight edge since it's older and usually older projects are better integrated into existing infrastructure. Swastik ke construction quality ke baare mein maine kuch mixed reviews sune hain, but nothing concrete. You should visit both sites.
Haan, Purvanchal Oriental toh completed hai. Uska possession toh 2002 mein hi ho gaya tha bhai, kaafi purana project hai. Price range 61-66 L ke beech mein hai. Units bhi 88 hi hain. Swastik ka mujhe sure nahi, but it's definitely newer.
