Taking possession without an OC in Ghaziabad is absolute madness
Been tracking Siddhartha Vihar and Raj Nagar Extension since late 2023. I work in real estate, but buying for myself is totally different. Builders are offering keys without an OC, claiming it's just delayed at the authority. Off the record, we know the registry nightmare that follows. Looked at a 2BHK around ₹65L where the agreement penalties are completely one-sided anyway. Has anyone here actually recovered delay penalties through UP RERA, or is it just endless hearings?

Dekho, practical view ye hai ki 80% societies in Raj Nagar Extension ran on provisional connections for years before full OC came, so thousands live like that. Par being a nervous buyer with tight budget, you will lose sleep every single day. One legal notice from authority and whole peace of mind goes for a toss. What did your lawyer say about the indemnity clause in that 65L draft agreement?

Maine lawyer ko dikhaya tha similar agreement last week. He clearly told me that builder draft protects only the builder, indemnity against authority sealing is completely missing.
Speaking of builders, someone pitched me Shire Developers & Investors Pvt. Ltd. last month, claiming big upcoming plans. But when I checked UP RERA portal, their total projects count is literally 0. Zero track record builder ko 65 lakhs hard-earned savings dena is suicide, especially without OC!
Yes, completely zero delivered or active footprint on portal. Better to look at resales in established pockets or stick to developers who have at least delivered a few towers with proper OC.

Bhai 65L budget mein even in resale near Ahinsa Khand II people are asking crazy premiums, par kam se kam registry ho jati hai wahan purane socities mein. New builders just lure you with fit-out keys.

Two years ho gaye, date pe date milti hai hearings mein, recovery certificate issue hone ke baad bhi district magistrate office se collection nahi hota easily. It is not quick money at all, pura patience exhaust ho jata hai. First-time buyer ho toh ye legal chakkar mein mat phaso, dimag kharab ho jayega.

Thanks for clearing this, main soch raha tha RERA order aate hi builder payment refund kar deta hai. Agar RC nikalne ke baad bhi recovery pending rehti hai toh middle class insaan kiske bharose jaye? Bank toh time pe EMI mangta hi hai.

I am sweating just reading this because my family was actually considering a ready-to-move unit without OC near Ahinsa Khand 1 just to save on double rent. 65L is hard-earned money and paying EMI plus rent is painful, but no OC means you are basically an unauthorized guest in your own flat. What if GDA cuts off water or electricity suddenly?
Maine bhi same socha tha par dar lagta hai. Did the builder give anything in writing about when the actual OC will come, or is it just verbal promise on plain paper?
Bhai water and power connection are the exact headache my cousin faced when he took fit-out possession. GDA will not even listen to individual flat owners once builder washes hands. Mat lo risk, sleep peacefully in rented home instead.
