Dekho, Takshshila was never meant to be a high-yield rental investment. It's more for end-users who wanted a decent, ready-to-move apartment in that budget. Appreciation will be slow, like most completed projects in established areas. Don't expect miracles, especially for a property that's already 4 years old.

I bought a 2BHK there for 1.1 Cr in 2019. Rental is barely 25k, so yes, 2.7% yield. Resale is tough; tried selling last year, got offers around 1.15 Cr, barely any profit after expenses. Liquidity is a major issue. Maybe because of so many similar projects coming up near Anand Vihar. Capital appreciation is almost nil so far.
Totally agree! My broker also gave crazy numbers for another project. 2.5% in Delhi is a joke, especially with property prices so high.
