Since January I've been checking out properties in Delhi for investment, and Takshshila Apartments in New Delhi caught my eye. It's completed, which is a big plus for me, no construction delays ka tension. But I'm honestly not sure about the ROI potential here. Current price range is ₹97.91 L to ₹1.48 Cr. Is this valuation justified? What kind of rental yield can one realistically expect from a 2/3 BHK there? I'm worried about capital appreciation too, has it seen good growth post-completion? Any real experiences with its resale market? Matlab, is it easy to sell if needed? My parents keep saying location is key, but I need solid numbers. Koi insight hai toh please share karo.

Dekho, Takshshila is definitely in a prime South Delhi location, that's its biggest strength. Completed project, so no builder risk. But for an investment, the numbers shared don't look super attractive for pure rental yield. Capital appreciation has happened but might slow down. It's more of a 'hold for long-term' and enjoy the location kind of property, rather than a quick flip or high rental income. Parents were right about location, but numbers are important too. It depends on your personal financial goals.
Okay, so the capital appreciation is average and rental yield is low. What about the construction quality? Since it's completed, any issues reported post-possession? I'm worried about hidden costs later.
My friend lives there, says water pressure is an issue on higher floors sometimes.
Construction quality is decent, but nothing extraordinary. Standard for that time. No major structural issues reported that I know of. But yeah, maintenance charges can be high in these smaller, older societies without a huge corpus. Always factor that in. Also, check if any major repairs are pending in common areas, that can be a surprise expense.
Resale ka tension toh hai isme. My broker mentioned that because it's an older society, even though completed in 2020, people often prefer newer complexes with more amenities. Plus, the total units are only 90, so the market for it is a bit niche. Selling might take time.
I actually know someone who bought a 2BHK there right after possession in 2020. They got it for around ₹85L then. Now it's listed for ₹1.1 Cr. So capital appreciation toh hua hai, but not a crazy amount. Rental yield wise, they're getting about ₹35k-40k for a 2BHK. Calculate kar lo, it's barely 3.5-4%. Delhi mein itna hi milta hai usually, but for such a high investment, it feels low.
Haan, rental yields in South Delhi are generally lower compared to other cities. High property values drive down the percentage. Isliye capital appreciation is key here, but it seems to have plateaued post-2022.

Takshshila? Us price range mein? Bhai, I checked it out last month, 2020 ka possession hai, the prices seem really high for a property that's already 4 years old. Kya ROI expect kar rahe ho isme?
But location toh achhi hai na? Near South Delhi. Kya valuation justified nahi hai iski? I thought completed projects demand a premium.
Totally agree. Anand Niketan mein bhi isse better options mil rahe hain, woh bhi almost same budget mein.
