Tata Arabella Sohna: Connectivity & amenities ka kya haal?
Found this video discussing Tata Arabella in Sohna. The expert, Amit Goenka, says plots are okay there, but for apartments, we should look elsewhere. I'm wondering if this is because of connectivity ya amenities ka issue hai? Video mein toh zyada kuch bataya nahi iske baare mein. Sohna mein expressways, schools, hospitals ka kya scene hai near Arabella? Does it feel like a developed area ya abhi bhi bahut time lagega? Any ground reality checks anyone has?

Honestly, at this price, I'd rather look for something a bit closer to established Gurgaon, even if it's an older building. Tata Arabella being completed in 2018 means it's not a new launch, so the initial hype is over. The fact that Amit Goenka advised against apartments there says a lot. It's a huge investment for a first-time buyer.
My friend bought a plot near Sohna Road a few years ago, expecting huge returns. It's been slow. For apartments, the resale value might be an issue if the area doesn't develop as fast as projected. The total units are 159, which is not a very large society. Does that affect amenities or community feel?
Bhai, 159 units is quite small for a premium project like this. Amenities might be there on paper, but the actual usage and upkeep can vary. Also, the community might feel a bit isolated if there aren't many other established societies nearby. Think about daily needs, grocery stores, etc.
For a price point of ₹3.5 Cr and above, I'd expect top-tier amenities, regardless of unit count. But a smaller community might mean less crowded facilities, which is a plus for some. It's a trade-off. The current market conditions for high-end properties in developing areas are a bit tricky.
U9, a smaller society like 159 units can mean better management sometimes, but also less shared amenities or higher maintenance costs per unit. It really depends on the builder's commitment. And yes, resale in Sohna is definitely slower than core Gurgaon areas right now.
I'm also a first-time buyer and Sohna was on my radar for its future potential. But this apartment vs plot dilemma is real. If the project is COMPLETED since 2018, that's a good sign, no builder delays. But the price range is making me nervous. Is anyone actually living there from this forum? What's the maintenance like?
Agreed with U3. ₹3.5 Cr se shuru, woh bhi Sohna mein, jahan abhi bhi schools aur hospitals ka infrastructure developing phase mein hai? Maybe plots make sense for long-term investment, but for living right now, especially with family, it's a big question mark. Kisi ne ground reality check kiya hai kya recently?
The RERA number for Tata Arabella is 251 OF 2017, so everything is legal and accounted for. The project is completed and possession was given in 2018. It's not a scam or anything, just a question of location readiness. Tata Housing is a reputable builder, established in 1984, HQ in Mumbai. Their quality is generally good.
U5, maine last month visit kiya tha Sohna. Schools and hospitals are there, but not as many top-tier options as Gurgaon or Delhi. It's more like a quiet, developing town. For someone looking for a peaceful life away from city rush, it might work, but for convenience, abhi time lagega. Arabella is a completed project from 2018, so it's not like you're waiting for possession.
Yaar, I saw that video too! Amit Goenka ki baat sunke tension ho gayi. Tata naam sunke laga tha blind trust kar sakte hain, but plots ke liye theek aur apartments ke liye no, that's confusing. Sohna mein sach mein connectivity itni kharab hai kya? Mera budget tight hai, aur main koi risk nahi lena chahta. Is it worth considering at all for an apartment?
U1, don't just blindly trust names. Even big builders have projects that don't live up to expectations in certain locations. Sohna Road pe traffic bhi bahut hota hai. Connectivity is a big concern for sure.
I heard about Tata Arabella a while back. Price range of ₹3.5 Cr – ₹11.3 Cr for apartments in Sohna? That's super high, even for Tata. Maybe Goenka sir was hinting at the value proposition for that price point, not just the area's development. At that price, you expect top-notch everything, which Sohna might not fully offer yet.
Bhai, connectivity toh major issue hai Sohna ka, especially for daily commute to Gurgaon. Expressways ban rahe hain, but abhi toh bahut time lagega poora functional hone mein. Tata Arabella toh 2018 mein possession mila tha, toh uss time bhi situation kuch khaas nahi thi.
