Primanti is definitely a lifestyle choice, not just an investment. If you want to live there yourself, it's great. For pure investment, especially for a first-time buyer, it might be pushing the budget too much. Have you checked out other Tata projects or even projects by similar reputed builders in Sector 70 or 79? Sometimes new launches give better entry points.
Mere cousin ne bhi Primanti mein dekha tha, but then went for something in a slightly older society near Airport Road. Usko laga ki the premium for Tata brand aur amenities was too high for investment. He said he'd rather buy something a little less flashy but with better land appreciation potential over 10-15 years. Plus, maintenance charges are also high in such luxury projects.
I visited Primanti a couple of years back. It's beautiful, no doubt. Tata Housing ka project hai, they are a big name, established 1984. Total units 1105 hain. Possession date was 2018-06-01, so it's a completed project, no construction delays to worry about. But for investment, it's already quite mature. Growth potential will be there but maybe not exponential from here.
