Tax benefits: builders hide this from you.
Just moved into my 3BHK in Gachibowli last month, possession was in March. Honestly, EMI ka burden toh hai, ₹1.8L ke aas paas ja raha hai, for a ₹1.5Cr property. My CA ne bataya Section 24 and 80C ke under kitna tax save kar sakte hain, pehle itna clear nahi tha. Home loan ke interest pe ₹2L tak aur principal pe ₹1.5L tak deductions milte hain. Ye cheezein koi builder batata nahi hai jab property dikhate hain, like when I was checking out Aparna or Sumadhura projects. I wish I knew this properly pehle, thoda better financial planning hoti. Kya aap log bhi ye deductions properly use karte ho? Koi aur hidden tax hack hai kya jo first-time buyers miss kar dete hain, especially for Hyderabad properties? Bhai, ₹1.8L EMI toh bahut zyada hai yaar. Even with ₹3.5L deduction (2L+1.5L), net outflow toh bahot high rehta hai. I'
Totally agree with this! Builders just want to close the deal, baaki sab hum buyers ko khud hi figure out karna padta hai. My CA also saved my life with these deductions. So glad you brought this up, it's a critical piece of information they conveniently forget to mention.
