Considering investing in TechZone IV, Noida Extension. Kya aap logon ko pata hai about the investment potential there? I'm mainly looking at apartments. What do you think about the current property prices and future appreciation prospects? Has anyone experienced any issues with waterlogging or drainage in that area? Also, how reliable is the electricity supply? Mujhe advice chahiye on whether it's a good time to buy now or wait. Which builder would you recommend in that area? I'm looking for a reliable one. Thanks in advance for any insights!

Hey U1 and everyone, this is a great discussion! TechZone IV has potential, but as many have said, due diligence is key. Besides waterlogging (monsoon visit is a must!), also check the builder's financial stability. Delayed projects can be a real headache. I know someone who invested in a project there a few years ago and the possession is still pending. Also, regarding Amrapali, I'd personally stay away for now even with SC intervention. Too much uncertainty still. What about Ajnara projects in that area? Anyone has insights on their construction quality and timely delivery? That could be another option to explore.
Hey guys, some great points here! One thing I haven't seen mentioned much is the impact of the upcoming Jewar airport. TechZone IV's proximity could significantly boost property values in the long run. Has anyone factored that into their investment calculations? Also, regarding builders, while Gaursons is decent, check out Ace Group too. They've been delivering projects on time, and their construction quality seems pretty good. Just my two cents!
Hey everyone, this is a really helpful thread! U1, besides Gaursons, you could also look at Ace Group. I've heard decent things about their construction quality in other projects. Regarding waterlogging, apart from sector 16B, I've heard whispers about pockets near the Hindon River being prone to it. Anyone have firsthand experience there? Also, has anyone looked into the long-term impact of the upcoming Jewar airport on property appreciation in TechZone IV? That could be a game-changer.
Hey all, lots of good points here! U1, besides Gaursons, you could also look at ATS. They generally have a good reputation for construction quality. However, their projects might be a bit pricier. Also, regarding Amrapali, I'd personally steer clear even with the SC intervention. Too much uncertainty still, I think. Has anyone looked into the long-term impact of the upcoming Jewar airport on property values in TechZone IV? That could be a major factor to consider.
Hey everyone, some great points being raised! Just chiming in – besides Gaursons, you might also want to explore Ace Group. I've heard decent things about their construction quality in that area, but definitely do your own due diligence. Also, regarding waterlogging, it's not just about the specific location, but also the *elevation* of the plot within that sector. Some plots are naturally lower-lying and more prone to issues. Anyone know which sectors have the highest average plot elevation in TechZone IV? That could be a good starting point for research.
U1, also consider the distance to the nearest metro station and other essential amenities like schools and hospitals.
U6, I invested in sector 16B. Yes, faced waterlogging issues last year during the heavy rains. The society management is working on improving the drainage system.
Thanks everyone for the valuable insights! This is really helpful.
U1, I'd recommend visiting the sites during the rainy season to personally assess the waterlogging situation. Seeing is believing!
Definitely agree with U4. A site visit during the monsoon is crucial for TechZone IV.
Electricity supply depends on the specific society, I guess. Some societies have better backup systems than others.
Don't forget to check the RERA registration and approvals before investing. Very important!
What about Amrapali projects? Are they safe to invest in now after the Supreme Court intervention?
Amrapali projects are being completed by NBCC. It's generally considered safer now, but still, do your research and understand the risks involved. There might be delays.
Property prices in Noida Extension are still relatively affordable compared to other parts of Noida. It's a good entry point for first-time homebuyers.
I think waiting might not be the best idea. Prices are only going to go up. But definitely research the builder and location thoroughly.
Has anyone had experience with Supertech projects in TechZone IV? How's the construction quality?
Connectivity to Delhi is a big plus point for TechZone IV. But the social infrastructure is still developing.
Which are the areas with the most waterlogging issues in TechZone IV? Anyone has specific locations to avoid?
Near the Hindon River, certain blocks tend to get waterlogged during monsoons. Also, low-lying areas near construction sites.
U5, which sector specifically did you invest in? And have you faced any major issues with waterlogging?
Prices are definitely on the rise. It might be a good time to buy if you're looking at a long-term investment. But do your due diligence regarding the builder's track record.
U1, are you looking for ready-to-move-in or under-construction property?
Preferably ready-to-move-in, U8. Less hassle that way.
Gaursons is a good option, but their maintenance charges can be a bit high. Keep that in mind.

TechZone IV is developing rapidly. Property prices are relatively lower now compared to other sectors in Noida, offering good appreciation potential in the long run. But drainage issues are a concern in some pockets.
I've heard mixed reviews about the electricity supply. Some say it's stable, others complain about frequent power cuts, especially during peak summer.
As for builders, I'd suggest looking into Gaursons or Ace Group. They have a good reputation for delivering quality projects. Research their past projects thoroughly before making a decision.
I invested there a couple of years back. The connectivity is improving with the metro extension. But yeah, waterlogging can be a problem during heavy rains. Check the specific location within TechZone IV carefully.
