₹1.8 crore for a 3BHK in Tellapur, builder quote is always super area pe. I know this game, but 25% difference between super and carpet area feels too much for a new project. Matlab, 1800 sqft bolte hain, but actual carpet barely 1350 sqft. Secondary market mein better deal mil sakti hai kya? Direct builder se negotiate karna tough lagta hai. Brokers sometimes help uncover real carpet area. Has anyone found better value in resale for actual carpet area?

The society was well-maintained, and I didn't have to deal with construction delays or builder-developer politics. Resale mein negotiation space bhi zyada milta hai, plus you see the finished product. Don't underestimate the secondary market, just need to find a good, trustworthy broker.
U6, specific project names dena mushkil hai publicly, but I found a great deal in Alwal through a small local broker who specializes in that area. Word of mouth works best for brokers. He showed me properties that weren't even listed online. You have to be patient and keep looking, good deals do pop up.
Builders will always try to fool us with these numbers. Even with RERA, they find loopholes. It's so disheartening.

Bhai, you've hit the nail on the head. This super area game is the biggest scam in new projects. 25% difference is actually on the lower side for some notorious builders! I almost bought a flat near Gachibowli a couple of years back, they quoted 1600 sqft, but the RERA carpet area was barely 1150 sqft. Matlab, 30% se bhi zyada ka loss. It's like paying for air. Secondary market mein at least what you see is what you get, and you can verify the actual space much easier. Always ask for the RERA carpet area certificate before even thinking of a new project. Builders don't like sharing it initially.
