Tellapur: Is future appreciation real ya hype?

Visited a few 3BHK projects in Tellapur yesterday. Currently in a 2BHK, thinking of upgrading. Tellapur mein investment potential kaisa hai? Prices high lag rahe. Will it appreciate well in 3-5 years? Resale market opinions please!
