Ten years of renting, finally pulling the trigger in Bengaluru

What's the actual construction quality like for Vmaks Laurel in Bengaluru? I'm so fed up of renting, landlord hiked rent again, so I'm finally looking to buy. Heard mixed things about VMAKS Builders. Do they actually deliver on time, or are project delays common for them? I'm worried about hidden charges too, like unexpected PLC or maintenance deposits at possession. Don't want any surprises after EMI starts. Should I be concerned about build quality issues, like cracks or seepage, soon after moving in? Any experiences with Vmaks Laurel would be super helpful.
