Testing school routes before upgrading changed our whole search
The expressway hype along New Gurugram has distorted real family livability. We need at least a 3BHK now because the kids are growing fast, but prices jumped 20% post-connectivity upgrades. My wife's priority is a setup that's safe for the children, but when we tested the morning drive for kids' school admission routes, the access roads were a mess. A small discovery: always test drive during 8 AM rush, not lazy Sunday afternoons. Not sure if pockets near the Sohna bypass are better managed... Which pockets actually gained genuine commute relief after the expressway opened? Would love some honest resident advice.

So did you completely rule out New Gurugram after the morning test run, or are you looking at alternative pockets like Airport Road (Gurgaon side) instead? We are stuck in the exact same dilemma with our 4-year-old's admission coming up.
We checked a society near Baliawas recently thinking connectivity towards Faridabad and Gurgaon would be balanced, but the internal approach road was pitch dark and felt risky for evening family walks. With prices jumping 20% across Gurugram right now, sellers are not even ready to negotiate five rupees. Are you guys putting down tokens right now or holding off till festive offers?
Holding off completely, no point in rushing when interest rates are already eating into monthly budgets. A broker told me festive offers won't bring base prices down anyway, so I am just confused and scared to sign anything right now.
Builders are quoting 11,000 per sqft now citing this expressway connectivity, but internal link roads haven't been laid properly in years. Every time someone asks for higher budget, I just get a panic attack seeing our savings.
Testing at 8 AM on a Tuesday opened our eyes too. Expressways look broad in brochure renders, but the moment you enter the sector dividing roads, there are illegal tractors, wrong-side driving, and zero traffic lights.
Is the situation around Sohna bypass equally bad, or is that stretch slightly more peaceful? We were looking at a project there thinking it might be better planned for daily school runs.
Oh god, this is my biggest fear! We are also planning to upgrade to a 3BHK because my in-laws are moving in, but every weekend visit felt so smooth. Did you face waterlogging or just normal school bus jam near the internal sectors?
Bhai, school buses literally block the entire single-lane service road near Sector 67 and Badshahpur in the morning. Sunday ko builder fancy car mein ghuma deta hai, but reality strikes Monday morning at 7:45 AM when even autos can't pass.
