Did a site visit to TG Heritage on Saturday. I work in real estate, but buying for myself is different, yaar. Promised amenities vs delivered, that's my main worry. Clubhouse, green areas felt small. Maintenance charges high lag rahe. Koi wahan rehta hai? Actual usability kaisi hai, especially gym aur kids' play area?

It's tough out there for first-time buyers, isn't it? Every project has its pros and cons. While the amenity concern for TG Heritage is valid, sometimes we have to weigh it against location and future appreciation. The area near Adigara Kallahalli has potential for growth. Maybe the amenities aren't top-tier, but is the overall package still decent for a first home? What if we can't find anything 'perfect' in our budget? Kya koi aur better options hain is price range mein nearby?
U1, I visited TG Heritage too and felt the exact same way! The marketing brochures show these sprawling green spaces and a huge clubhouse, but on site, it's like they shrunk everything by half. With 84 units, if everyone uses the gym or kids' play area, it's going to feel super cramped. My biggest fear is paying premium maintenance for amenities that are barely usable. For a first home, I want value for money, not just a fancy name.
U10, I tried to negotiate, but they were pretty firm on the price. Builders in Bengaluru aren't really budging much these days, even with a few concerns. The demand is still high, so they don't feel the pressure to drop prices significantly.
Given all these concerns about amenities and maintenance, has anyone tried to negotiate the price? Maybe if they can't deliver on amenities, they can at least offer a better deal?
U8, you hit the nail on the head! 'Shrunk everything by half' is the perfect description. And if the amenities are small, then high maintenance charges are a total red flag for budget-conscious buyers like us. It just doesn't add up.
Hey U1, I also checked TG Heritage a few weeks back. The location is good, pretty close to Akshayanagar, and the price range of ₹87 L – ₹1.1 Cr felt competitive for a first-time buyer like me. But yeah, the amenities did feel a bit 'compact'. Kya actual possession date RERA wali hi hai (2026-01-01) ya usmein bhi catch hai?
U6 is right, the RERA date is 2026-01-01. But in Bengaluru, RERA dates are often just a guideline, especially with ongoing projects. My cousin booked a flat in Aavalahalli two years ago, and even with RERA, they faced a 6-month delay. Always factor in a buffer for possession, that's my learning. Keep checking construction progress photos regularly.
U5, the RERA possession date is indeed 2026-01-01.
Totally understand your dilemma, bhai. Builders often over-promise on amenities, especially the 'luxury' ones. TG Heritage ka track record kaisa hai in terms of delivery? Iska RERA status kya hai abhi, ongoing toh hai but koi delays ka history hai kya?
Same here! My friend booked with the same builder in another project near Adigara Kallahalli, and possession got delayed by almost a year. Amenities were also a letdown. So, U1's worry about maintenance charges for sub-par facilities is very real.
Yes, U2, it's ongoing under RERA: PRM/KA/RERA/1251/310/PR/160123/005621. But I've heard mixed reviews about this builder's previous projects. U1, your concern about amenities is valid.

Clubhouse, green areas felt small, not like the renders at all. Maintenance charges high lag rahe, especially for the size. Koi wahan rehta hai? Actual usability kaisi hai, especially gym aur kids' play area? Need real feedback before I even think of going ahead.
