DLF Ph 4 TGS Luxury Builder Floor — planning to check this out soon. It's a completed project, price is around 2.7 Cr. Honestly, not sure if it's the right move for my first investment. Has anyone tracked its capital appreciation since launch? Matlab, ROI kaisa raha hai? Also, for rental yield, what's a realistic monthly income? My parents keep saying location is key, but resale liquidity is my main concern. Will it be easy to exit in 5-7 years? Ab samajh nahi aa raha... it's a big amount.

That rental yield sounds really low for 2.7 Cr, barely 2.6%. Bhai, maintenance bhi toh hoga. And for plot size, I've seen TGS use 100-150 sq yard plots for their luxury floors in other areas like Baharampur Naya, which is decent for Ph 4 but verify the actual dimensions.
DLF Ph 4 is undoubtedly a great location, you won't go wrong there for sure. My uncle bought a plot near Airport Road (Gurgaon side) years ago and it appreciated like crazy, made a fortune. So, location-wise, your parents are right. Resale value should be good here, but TGS ka naam pehle itna nahi suna luxury builder floors mein, that's my only concern. Quality matters a lot for such a high ticket size.
