TGS Luxury DLF Ph 4: My possession experience has surprises.
After almost 6 months of searching, TGS Luxury Builder Floor in DLF Ph 4 was the final pick. Possession was in March, so abhi 3 months ho gaye. Frankly, kuch minor finishing issues the, builder ne bola tha sab perfect hoga. Amenities like the park and gym are decent, but not exactly brochure-level. Noise levels are higher than expected sometimes. Is this normal for new societies?

It's a common dilemma for first-time buyers. We get so overwhelmed with the process that we sometimes overlook finer details. My advice would be to compile a detailed snag list with photos and videos, and formally submit it to the builder. Follow up relentlessly, and if needed, consult a property lawyer. Don't let them brush it off as 'minor'.
Good point. So, what did U1 finally do about the issues? Did the builder resolve them?
Given that TGS Luxury Builder Floor DLF Ph 4 is a completed project with only 4 total units, the price of ₹2.7 Cr per unit seems a bit high, especially with the issues being reported. In the current Gurugram market, especially around Airport Road, buyers are becoming very selective. Limited units also mean limited maintenance funds and a smaller community to collectively push for builder accountability. Did you get a third-party inspection done before possession?
Only 4 units? Wow. That's super exclusive but also risky. What about the resale value ka kya scene hoga phir?
Been there, felt that! My first home was near Basai, and the builder promised a fully functional clubhouse by possession. Guess what? It took another year and a half, and even then, it was just a basic room. These 'minor finishing issues' can quickly become major headaches if not addressed promptly. Make sure you have everything in writing regarding what needs fixing.
Mostly paint, uneven flooring, and some faulty electrical switches in my experience. Builder usually drags their feet.
Sahi keh rahe ho. What kind of finishing issues are we talking about? Like, paint touch-ups ya plumbing/electrical work? Because the latter can be a nightmare to get fixed post-possession. Did the builder give a timeline for these rectifications?
Yaar, TGS Luxury mein ₹2.7 Cr laga ke bhi ye sab issues? That's shocking. For that price point, I would expect perfection, not 'brochure-level' amenities. This builder floor concept can be tricky, especially with only 4 units in the entire project. It means less bargaining power for residents if issues come up later. Did you check their previous projects' reviews?
Absolutely agree with you. ₹2.7 Cr is a significant investment. And what's more concerning is that for TGS Luxury Builder Floor in DLF Ph 4, RERA is not applicable. That means less regulatory oversight and protection for buyers if the builder doesn't deliver on promises. Always makes me nervous.

Totally normal bhai! My project in Sector 67 also had these 'minor' issues, which felt major to me. Builders promise the moon and deliver a small pebble. Noise levels are a common complaint, especially if your unit faces a main road or construction is still ongoing nearby. Don't worry too much, but definitely get those finishing issues documented and fixed.
