Thanisandra Main Road project: pre-launch ya wait?

Okay I'll be honest — I'm completely fed up of renting now, landlord ne phir rent badha diya. Finally taking the plunge for a 2BHK in Bangalore. Dekh raha hoon ek project by Rishideep Ventures near Thanisandra Main Road. They're pushing pre-launch offers for around ₹90L, but not sure if that's a real discount ya just FOMO. Construction-linked payment plan sahi hai ya down payment better hai? Builders ka super area calculation bhi samajh nahi aa raha. Koi experience share karo please.
