Budget finalised, loan pre-approved — now stuck on which sector. I work in real estate but buying for myself is different, you know? I'm trying to cut through all the marketing spin for my own place. Been looking hard at Thanisandra Road for an investment property, maybe a 2BHK. I know what builders don't tell you, but I'm wondering if Thanisandra Road has already peaked, or if there's still good value there. I'm seeing prices for decent 2BHKs around ₹78L-₹85L. Is that justified? What's the real ground reality for appreciation potential? Is there any specific pocket along Thanisandra Road that still looks undervalued for a 3-5 year hold? Or should I just look elsewhere? What does the community think?

Possession ka toh mat पूछो! I booked a property near Akshayanagar on Thanisandra Road two years ago with a different builder, and the project is still stuck. Builders are just launching new projects without completing the old ones. The prices you are seeing are definitely inflated. Most of the good inventory is already sold, and what's left is either overpriced or has quality issues. I feel like the infrastructure hasn't kept pace with the construction boom. The roads are congested, and basic amenities are still developing. For a 3-5 year hold, I think you might be disappointed with the appreciation compared to other emerging corridors.
I disagree a bit, U1. I bought a 2BHK in Aavalahalli, just off Thanisandra, about 2 years ago for ₹65L. The value has already jumped significantly, almost 15% according to recent market checks. The connectivity to Manyata Tech Park and the airport road is a huge plus. Plus, the upcoming peripheral ring road will only add to its value. I think there's still a pocket of growth, especially if you look slightly off the main road. The key is to find a builder with a good track record. Have you looked at any particular projects there?
