I'm currently in a 2BHK in Dwarka and thinking of upgrading to a 3BHK or villa. Is the price jump in areas like Vasant Kunj or Greater Kailash really justified for a 3BHK? With Delhi Metro Phase IV expanding, will these premium localities see enough appreciation to cover the much higher EMI? Honestly, I'm not sure if it's worth taking on a bigger loan. What's the real rental yield difference for 3BHKs in South Delhi compared to a 2BHK? Any experiences with upgrading in these areas?

I think it depends on your long-term goals. If it's for self-use and you plan to stay for 10+ years, then the appreciation might justify the EMI eventually. But purely from an investment perspective, the rental yield difference might not be enough to balance the high EMIs. Kya aapne koi specific project ya builder short-list kiya hai Vasant Kunj mein?
Ek friend ne Aram Bagh mein premium project liya tha, service charges bahut high hain.

Be careful with these premium properties. Builders are quoting crazy prices but a lot of them are still struggling with RERA compliance and timely possession. Current market conditions are good for sellers, but as a buyer, you need to be extra vigilant. Ek dost Ansal Villas mein fas gaya tha, builder ne possession ki date 3 baar extend kar di. Always check the builder's track record, especially for these high-value properties.
Meri toh story alag hai. 2019 mein Anand Niketan mein ek 3BHK dekh raha tha, tab laga bohot expensive hai. Aaj sochta hoon toh lagta hai kaash le liya hota! Ab toh woh price double ho gaya hai. Loan ka darr toh rehta hai but long term mein South Delhi properties generally appreciate karti hain. Rental yield ki baat kar rahe ho, toh Dwarka mein 2BHK ka kya yield mil raha hai abhi? Aur GK mein 3BHK ka kya expect kar sakte hain?
Sahi baat hai ki South Delhi properties appreciate karti hain, but woh appreciation EMI ko cover karne jitni hoti hai kya, that's the real question. Agar 2-3 Cr ka loan le rahe ho, toh 1.5-2 lakh ki EMI aayegi. Uske against agar 10-12% appreciation bhi ho annually, tab bhi cashflow negative hi rahega for a long time. Mere dost ne Anand Vihar mein liya tha, usko bhi yahi issue aa raha hai.
Dwarka mein 2BHK ka rental yield around 2-2.5% hai. GK mein 3BHK ke liye expect kar sakte ho 2.8-3.2% agar prime location ho. But woh investment amount bhi toh dekho kitna high hai.
Totally agree! GK mein toh 3BHK ka rate sunkar hi darr lag jaata hai. Rental yield bhi utna nahi hai jitna log expect karte hain.
Haan yaar, pichhle 6 mahine mein prices bahut badhe hain South Delhi mein. Alaknanda mein bhi ek flat dekh raha tha, agle din hi bik gaya. Market kaafi garam hai abhi.
Bhai, tum sahi keh rahe ho. Vasant Kunj ya GK mein 3BHK ke prices toh out of control lag rahe hain. Dwarka se upgrade karna hai toh loan ka bojh bahut zyada ho jayega. Metro expansion se connectivity improve hogi but kya itna appreciation milega ki EMI cover ho jaaye? Doubtful lagta hai.
