Okay, I'll say what no one says: the 3BHK premium on Kalindi Kunj Road feels totally unjustified for most projects. I'm in real estate myself, so I see through the brochures, but buying for my own family in Greater Noida is different. My budget's around ₹80L-1.5Cr. Everyone glorifies some projects there, but what about the actual carpet area and hidden charges? Are there any that truly offer value, or is it all just hype? Change my mind.

I disagree a bit. Kalindi Kunj Road ki connectivity aur future infrastructure plans kaafi strong hain. That's why the premium. You can't expect Alpha II ya Alistonia Estate ke rates wahan milenge. But I do agree about carpet area. Brochure mein super built-up area dikhate hain. 3BHK mein actual carpet area kitna expect karna chahiye for 1.2 Cr?
Sahi sawal hai, bhai. Actual carpet area is the biggest scam. For 1.2 Cr on Kalindi Kunj Road, you should ideally get at least 900-1000 sq ft carpet area for a decent 3BHK. But builders will show you 1600-1800 sq ft super built-up, and jab possession milega toh pata chalega actual space kitna kam hai. Mera ek friend phasa hai aise hi, usne Ajayabpur mein liya tha, bola tha 1400 sq ft hai, mila 850 sq ft carpet. Always ask for the carpet area in the agreement, not just super built-up.
Mujhe lagta hai thoda research aur karna padega. Kalindi Kunj Road pe kuch projects hain jo connectivity wise achhe hain, maybe that's why the premium? But haan, budget mein rehna mushkil hai.

I visited a couple of sites near Alpha I Greater Noida, aur carpet area ke naam pe zero mil raha hai. Plus, hidden charges itne hain ki final price sunke dimaag ghoom jaata hai. Realcon Infra Realtors ka ek project dekha tha, but unka toh koi track record hi nahi mila. Kya koi unke baare mein jaanta hai?
