The actual price breakdown brokers hide along MET City
Since last November, I've been tracking 3BHK options across the MET City corridor. I already hold two rental units in the city, so I look strictly at net yield and CAGR before writing a cheque. Visited a few mid-stage sites quoting ₹95L to ₹1.35Cr. One development looked decent initially, but the super-area loading was insane, almost 33%, which completely kills rental returns. From my experience, taking that kind of calculated risk makes zero sense. Are there any projects along MET City genuinely offering clean 3BHK value in that ₹80L to ₹1.2Cr band, or is the whole stretch overhyped right now?

Honestly I am feeling so confused now. On one side brokers create FOMO saying prices will shoot up by another 15% next quarter, on the other hand actual delivery timelines are totally unpredictable. Did you finally decide to visit any other site near MET City or did you drop the plan entirely?
Baharampur Naya side bhi kuch log recommend kar rahe the, but I felt very unsure about basic infrastructure and connectivity. It looks quite isolated at night, and as a first-time buyer with old parents, security is my primary concern. If anyone has physically visited that patch recently, can you confirm if civic work has even started properly?
I visited Baharampur Naya last month on a Sunday afternoon. Civic work is moving very slow, only main approach road has some patch work done, internal streetlights are barely visible. If you are moving in with senior citizens, it might be tough for the next 3-4 years.

To answer your question about locking under 1Cr, you just cannot do it without putting your foot down on total all-inclusive cost. Tell them clearly, ek rupaya bhi extra nahi dunga over agreed number on agreement to sale. Otherwise they will keep adding charges right up to possession.
Totally agree about the overhype. When people talk about MET City, they make it sound like the next big thing, but ground reality is very tricky for middle-class buyers like us. One agent told me to look near Airport Road (Gurgaon side) instead, but the rates there are already through the roof. Gurugram market right now is just crazy, prices are flying high while average salaries are the same. How does a normal salaried person even lock a flat under 1Cr without getting cheated on hidden charges?

Track record nahi hai toh seedha red flag hai, please risk mat lo. My family was looking around Badshahpur earlier and we backed out simply because new builders commit everything on paper and then deliver after 6 years. With 0 completed projects, better to stay away.
