Everyone talks about its future potential, but I'm honestly not seeing the capital appreciation justification right now. The pre-launch pricing was good, but current rates feel steep for an ongoing project. Is the resale market actually liquid here, or will I get stuck? What's the real delivery track record for this builder? I need solid ROI, not just brochure promises. Is the premium justified for a 5-7 year hold? Change my mind.
