posted on 7 MayThe 'broker discount' myth in Noida.
Okay I'll say what no one says – brokers in Noida are overrated for getting a 'better deal'. Everyone tells you they'll negotiate harder, but for a 3BHK in Sector 122, I'm finding SM Urban Developers gives the same spot discount direct. Matlab, jo builder directly de raha hai, wohi broker bhi bol raha hai. My wife wants a safe locality for kids, and I need a decent price. Is it just me, or do these 'broker discounts' not really exist anymore? They just push whatever builder gives them highest commission. Change my mind.

The original post has a very valid point. For established projects with good demand, brokers add little to no
Current market mein, especially in Noida, builders are trying to clear inventory directly to maximize their profits and cut out the middleman's commission. So they'll often match or even beat broker offers. It's definitely a buyer's market for many segments. My advice? Be smart, negotiate hard with the builder directly first, and then compare.
I think it's more about the project demand. For something like SM Urban in Sector 122, jo hot property hai aur demand mein hai, builders don't need brokers to offload units. They give the same discount to everyone to maintain transparency and control pricing. I recently saw a 3BHK there for 95L, builder was offering a 2L spot discount, and guess what? The broker offered the exact same 2L. It's definitely a myth for premium, high-demand projects. For less popular ones, maybe brokers have some leverage, but not for these.
U9, you're absolutely right to ask about RERA and possession! Many builders in Noida have notorious delays. For SM Urban in Sector 122, you must check their specific RERA ID (like UPRERAPRJ123456) for the project you're interested in. Don't trust what brokers say blindly on possession dates. My friend booked in Alpha I Greater Noida, and the broker promised 6 months, but the builder's RERA filing showed 1.5 years! Big difference, and it caused a lot of stress.
U9, haan, possession is always the issue. Brokers won't tell you the real story, they'll just sugarcoat everything to close the deal. Builder ki website pe hi check karna padta hai.
95L for 3BHK in Sector 122? That's actually decent for a safe locality. But what about possession? SM Urban ka track record thoda shaky hai, suna hai. Any idea about their RERA status for that specific project and the promised possession date?
Nah yaar, I got a genuinely good deal through a broker for a 2BHK in Alpha II. Builder direct was showing a higher price for the same unit. Maybe it depends on the builder's relationship with the broker, or maybe the project type? What's your take on that?
U2, it's possible. Some smaller builders do give better margins to brokers, especially if they need to clear inventory. But for big names like SM Urban, their direct prices are often the best because they don't need to share that margin. I checked for a project near Alistonia Estate, same story – direct was better.
U6, exactly! They just push projects with high commission. U2, maybe you got lucky or your broker was one of the few honest ones. Most just want their cut.
U2, which builder was that? Because for me, in Ajayabpur, it was a complete waste of time. My broker was literally pushing a project I wasn't even interested in, just kept saying 'sir, best deal hai, commission zyada mil raha hai'. It felt like he was working for the builder, not for me. This whole 'broker for best deal' thing is just marketing by them. What was your experience like in Alpha II, did he genuinely show you multiple options?
Totally true! Mere saath bhi same hua. Brokers just want their commission, not genuinely helping you get a better price. Builder direct was always the same or even slightly better. This 'broker discount' is a myth now.
