Did a site visit to DLF Platinum Residences on Saturday and honestly wasn't expecting this. ₹7.00 Cr to ₹13.38 Cr quote kar rahe hain! Itna high ticket size for Sohna? My parents keep saying brand value helps, but secondary market exit ka soch ke tension ho rahi hai. 5 saal baad ₹15 Cr mein buyer milega bhi? Ab samajh nahi aa raha capital appreciation bacha bhi hai ya already peak price hai. Anyone actually seeing resale movement here?

Current Gurugram market is running on pure hype in luxury corridors, but Sohna road stretch after the elevated corridor gets tricky. Even plots near Baharampur Naya saw crazy price hikes recently, par jab actual resale testing aati hai tab brokers phone uthana band kar dete hain. ₹7.0 Cr se ₹13.4 Cr is serious money. Agar self-use ke liye 15-20 saal rehna hai toh theek hai, par agar 5 saal mein exit expect kar rahe ho, you might barely break even after taxes and interest.

Easily ₹25,000 to ₹40,000 monthly maintenance nikal ke aayega. Main toh sunte hi back out kar gaya, first-time buyers like us can't absorb such recurring shockers.

Bhai secondary buyer dhoondte dhoondte thak jaoge. Total 4 units hi hain iss project mein, super niche crowd hai. If someone has ₹10-12 Cr liquid cash, they will look at Golf Course Road or near Badshahpur instead of going all the way down there.
