The construction-linked payment trap nobody warns you about
₹68 lakh ka 2BHK Kalawad Road pe, Balaji Group ka project dekha. Builder ne construction-linked payment (CLP) plan samjhaya, but ab lag raha hai this is a huge trap for first-time buyers like me. I thought home loan mil jayega aur sab easy hoga. But banks disburse funds based on construction milestones. Agar builder delay kare toh meri EMI toh chalti rahegi aur main rent bhi pay kar raha hounga. Double burden ho jayega. One friend mentioned ki builder jab OC apply karega, tabhi loan ka last tranche release hota hai. Is this true in Rajkot? Kisi ka experience hai Madhav Group ya Swaminarayan Group ke saath unke CLP plans mein? Honestly, not sure how to manage this financial risk. Koi negotiation hacks hain kya for these payment schedules, ya ready-to-move hi best option hai? Not sure if it's worth the risk.
