Indirapuram keeps coming up every time I shortlist something. Okay, I'll say what no one says: everyone praises Gaurs for affordability, but their construction quality after a year? Seriously? My wife needs a well-finished home for the kids, not plaster cracks. Are ATS or Mahagun actually delivering on amenities and finish, or is it just marketing? Change my mind.

Dekho, every builder has hits and misses. Gaurs is good for value, but you might need to spend a bit on interiors post-possession, that's just a reality. ATS and Mahagun offer better finish and amenities, but you pay a premium for it, and maintenance is a big factor. Best to visit 2-3 projects of each, talk to existing residents, and then decide. Don't rely just on sample flats. Current market conditions in Ghaziabad are a bit slow, so there might be some room for negotiation, especially on ready-to-move flats in areas like Abhay Khand.
Gaurs ka ek project, UP-RERAPROJ4567 (fictional ID) mein almost 6 months delay ho gaya hai. My friend booked there, aur abhi tak possession nahi mila. Quality ki baat toh baad mein aayegi jab ghar milega! Indirapuram mein toh yeh common ho gaya hai, builders dates extend karte rehte hain.
Haan U9, suna hai next quarter tak mil jayega, but the finish work is still incomplete as per the last site visit. Bohut tension hai, my friend is regretting booking there.

Sahi baat hai, delays toh har jagah hain. Mera ek relative ne Mahagun Mywoods mein book kiya tha Noida mein, same issue. Builder ne pehle toh bahut promises kiye, but possession date do baar extend kar di. Ab unki EMI aur rent dono chal raha hai. Ghaziabad mein bhi yahi haal hai, especially for projects jo under-construction hain. Ready-to-move hi dekho, agar budget allow karta hai, warna bohut stress hota hai.
I visited ATS Advantage in Ahinsa Khand 1 last month and the sample flat looked great, no doubt. But the pricing was steep, around 8500/sqft, which is pushing my budget. My friend who lives there says maintenance is also quite high. So, is the premium worth it for ATS, ya Mahagun better hai for amenities and finish at a slightly lower price point? Confused between the two.
ATS mein space utilization bhi accha hai. Mahagun ke layouts thode congested lagte hain compared to the carpet area they promise. Go with ATS if budget permits.
ATS ka finish definitely better hai, especially kitchen aur bathroom fittings. Mahagun mein thoda compromise karna pad sakta hai on smaller details, but overall they are decent. But haan, ATS ka maintenance bill pakka zyada hota hai, so factor that in your budget. If you're looking for value, Mahagun might be better, but for sheer quality, ATS wins.
Yaar, I think it depends on the project. My cousin bought in Gaurs Siddharth Vihar and he's quite happy, almost 3 years ho gaye. Maybe your experience is specific? Indirapuram mein toh options bahut hain, but budget bhi dekho. ATS aur Mahagun ka price point hi bahut alag hai.
Totally agree bhai! Gaurs ka naam sunte hi dar lagta hai. Finish toh door ki baat hai, basic plumbing bhi issue karta hai after a year. Meri wife bhi bahut particular hai, aur Indirapuram mein isiliye main Gaurs ke options avoid kar raha hu.
