posted on 4 MayThe 'green areas' illusion in Gurgaon projects
Been looking for 8 months now and it's getting exhausting. Everyone glorifies Gurgaon projects like Ansal Valley View Estate, but no one talks about the 'green areas'. It's just concrete jungle, yaar. Kids ke liye proper open space kahan? Change my mind.

Connectivity is definitely a plus for many Gurgaon projects, I'll give you that. But the original poster's point about 'green areas' isn't just about aesthetics; it's about quality of life, especially for families. When you're paying upwards of ₹68 L, you're not just buying a house, you're buying a lifestyle. And if that lifestyle doesn't include decent open spaces for kids or even just a peaceful walk, then the value proposition becomes questionable. It's a tough call for first-time buyers who want both convenience and livability. What did you end up doing, OP, did you find any project that actually delivered on green promises?
But isn't Ansal Valley View Estate well-connected? I heard it's close to the highway and offices. Maybe the trade-off is less green space for better connectivity and potential appreciation?
Exactly! The price range is ₹68 L – ₹3.2 Cr, but for that kind of money, I'd expect actual open spaces, not just decorative shrubs. Anyone know if Ansal Valley View Estate has proper RERA compliance for their green spaces, ya just on paper? What about the actual usable area per flat for that ₹68 L – ₹3.2 Cr range, after all the 'common' deductions?
Current market conditions don't help either. Developers are under pressure to sell, so they make grand promises. But once the project is completed and they move on, residents are left dealing with the reality. It's a tough situation for first-time buyers like us.
RERA mostly covers carpet area and timelines, green space promises are often vague. My cousin bought a flat near Airport Road in a 'completed' project a few years back. The brochure showed lush gardens, but what they got was a small lawn next to the boundary wall, with no shade trees. Maintenance charges for that 'garden' are exorbitant, and the usable area is just what's inside your walls, common areas are often cramped. Be very careful with the fine print, especially about common amenities.
RERA compliance for green spaces? Hahaha, good joke! Builders just tick boxes, they don't actually deliver on the spirit of it. It's all about carpet area and built-up, green space is an afterthought.
Bhai, you hit the nail on the head! Gurgaon mein projects ki marketing aise hoti hai jaise Switzerland ho, par reality mein it's a shock. Mera ek friend Badshahpur mein rehta hai, uske society mein bhi 'green area' ke naam pe bas ek chhota park hai jahan log gaadi park karte hain. Ansal Valley View Estate toh chalo 'completed' hai, but what's the real story with maintenance charges in these 'completed' projects, especially for the green areas they promise?
Yeah, and then they say the project is 'premium'. Premium for what?
Maintenance charges are a huge scam, bilkul sahi keh rahe ho. Builders initially quote low, but once possession is given, it skyrockets. They charge for 'landscaping' and 'common areas' which barely exist or are poorly maintained. It's like paying for a five-star garden when you only get a few potted plants.
Totally agree yaar! Main bhi Ansal Valley View Estate dekhne gaya tha, photo mein toh sab green dikhta hai. Actual mein bas small patches hain, aur woh bhi high-rise buildings ke beech mein. Kids ke liye toh cricket ya football ground bhool jao, cycling track bhi mushkil se milta hai. For ₹68 L, I expect more than just a concrete jungle.
