The Green House amenities are pure marketing spin

Budget finalised, loan pre-approved — now stuck on which sector. I work in real estate, but buying for myself is a whole different ball game. I'm looking at 'The Green House' in New Delhi, and honestly, builder brochures are one thing, reality on ground is another. I've seen so many projects where the fancy clubhouse shown in renders turns out to be just a small hall, ya fir swimming pool ka size bilkul chota. What's the scene there? Kaisa hai construction quality after a year or two? Cracks, seepage issues common hain kya? Aur amenities, like the gym or kids' play area, are they actually usable and well-maintained? Or just ticking boxes for OC? Any insider info on this project ya similar experiences? Hope this helps someone else avoid pitfalls.
