Mohali construction quality is my main concern for resale. Upgrading from my 2BHK, eyeing DLF Privana West. Will initial cracks/seepage kill ROI? Dekho, DLF ka name hai, so some premium is expected. Clubhouses ka exact percentage alag hota hai but it can easily add 5-10% to the overall cost, plus recurring maintenance charges that keep climbing. Aur 2031 delivery date for a ₹7.8 Cr project? That's a huge commitment and a long lock-in period. Quality issues can happen anywhere, but with such a long possession period, the risk of delays and quality compromises increases. For an investor, the capital appreciation needs to be phenomenal to offset the lock-in and potential maintenance hassle. Maybe look at ready-to-move options, even if smaller, to avoid this uncertainty. It's a tough call, no easy answer.
Clubhouse amenities ka premium kitna percent hota hai total cost ka? And after a few years, maintenance charges skyrocket. Does anyone actually track the value of these amenities for tenants, ya bas builder ka marketing hype hai?
DLF Privana West ka price range ₹7.8 Cr – ₹12.3 Cr is insane for Mohali, even with a big brand. Aur possession date 2031-12-01 hai, which is almost 7 years away! So much can change in that time. Clubhouses are mostly marketing gimmicks, rarely justify the premium in the long run. Maintenance is a recurring headache, especially if the initial build quality is shaky. I'm personally looking at Badshahpur for better value and quicker possession options.
Totally agree with the OP. Mohali mein quality issue common hai, especially with some builders. Cracks and seepage are a nightmare for resale. Investor perspective se, I'd be very careful before committing to something with such a long delivery timeline.
Bhai, Privana West ka price toh sunke hi darr lag raha hai. ₹7.8 Cr minimum? Hum jaise first-time buyers ke budget se toh bahar hai yeh sab.
