Honestly, I'm a bit disillusioned with how green spaces are marketed vs. reality. Looking at 3BHKs, maybe SLS Elite Homes. The price jump is huge, so I need real opinions. Brochures show lush gardens, but often it's just a tiny patch. What's the actual open space like in newer projects? Is the greenery well-maintained, or just for show?

I think we need to adjust our expectations. With land prices in Bangalore, especially central areas, builders are forced to build upwards. The 'green' space is often just a buffer or a decorative element. For real green cover, you might have to look at projects further out, maybe towards the outskirts
SLS Elite Homes is a smaller project, only 20 units. Maybe that's why they can't afford huge green spaces? But ₹53 L – ₹71 L for a 3BHK is still a significant investment. Has anyone actually bought there and can share their experience about the common areas?
Small units, small green spaces. Logical hai.
U12, my cousin knows someone who bought a 2BHK there. He says the common areas are decent, but not 'lush' as shown. Maintenance is okay, but don't expect a sprawling garden. It's more about efficient use of limited space. Price-wise, it was competitive when he bought.
Totally agree with the green space issue. It's not just SLS Elite Homes. I'm looking at a project near Aavalahalli, and the 'park' is barely bigger than my living room. Price range for 3BHKs is similar, and for that kind of money, I expect actual usable green space, not just 'display greenery'.
Yeah, and then they charge you a bomb for 'amenities' maintenance. My friend booked in one such project in Adigara Kallahalli, and now they're struggling with the RWA to get basic things done, let alone maintaining the 'green' areas.

U1, this is a common issue, especially in areas like Akshayanagar or Agrahara Layout where land is premium. Developers try to maximize FSI. For SLS Elite Homes, since it's COMPLETED, you can actually go and see the current state. Don't rely on old photos. Ask residents directly about maintenance charges for these so-called 'amenities'.
