The Kings Homes' RERA history needs deeper digging
Spent Saturday checking out The Kings Homes. I'm upgrading from my 2BHK, investor angle se dekh raha hoon. Mera hack: builder ki RERA history zaroor check karna. Real delivery track record dikhta hai. Kings Homes mein minor delays dikhe. Capital appreciation from pre-launch? Current price justified? Any due diligence tips?

Mere ek cousin ne Ansal Villas mein ek plot liya tha years ago, unko bhi builder ke track record ne bahut pareshan kiya. Delays toh normal ho gaye hain, but RERA ne thodi accountability toh laayi hai. Kings Homes mein agar RERA hi nahi hai, toh bahut risky deal lag rahi hai. Investor angle se bhi, transparency ke bina returns kaise expect karoge? I'd say proceed with extreme caution.

Delhi mein bhi aise bohot cases hain jahan builders RERA rules ko circumvent karte hain. Abhi market thoda unstable hai, interest rates high hain, toh buyers ko double cautious rehna chahiye. Bina RERA ke toh loan bhi mushkil se milta hai. Alaknanda mein ek project mein mere friend ke saath bhi aisa hi hua tha, unko bahut paperwork mein phansaya.
Toh bina RERA ke lena safe hai kya? Bahut darr lagta hai aise projects se, especially first-time buyer ko.
Haan, chote projects (<8 units ya <500 sqm) ko RERA se exempt kiya jaata hai. Kings Homes mein 15 units hain, toh ye exemption nahi milna chahiye. Shayad ye project RERA Act aane se pehle ka hai ya koi loophole use kiya hai.
Bhai, ye 'minor delays' wali baat par dhyaan do. Aur upar se inka status 'COMPLETED' dikha raha hai, lekin possession date 2026-03-01? Ye toh pakka kuch gadbad hai. Completed project ka possession 2 saal baad kaise ho sakta hai? Ye log kya chupa rahe hain? Bahut confusing hai.
Ho sakta hai phase-wise completion ho ya fir bas final handover formalities pending hon. Lekin RERA mein 'Not Applicable' bhi hai, toh transparency ka issue lag raha hai. Builder ki reputation bahut matter karti hai yahan.

Yaar, RERA check toh basic hai. Mera dost Anand Vihar mein phasa tha, builder ne possession ki date 3 baar change ki. Kings Homes mein bhi delays dikhe toh darr lagta hai. First-time buyer ke liye toh ye sab double tension hai.
