The Luxury Homes corridor is hiding massive builder traps
Since last Diwali I've been tracking flats across Mohali, especially along the Luxury Homes stretch. Everyone makes it sound elite, but honestly my parents keep warning me about delayed OC handovers and steep maintenance charges out here. I'm torn between locking in a ready 3BHK at ₹1.4 Cr or betting on a pre-launch tower promising possession in 2 years... actually wait, probably 3 with current delays. Ab samajh nahi aa raha if the premium is worth the gamble. Which option would you pick if you were in my shoes?
Comments
Neither option feels 100% safe to be frank, ek taraf hefty ready-to-move premium hai with hidden maintenance maintenance shocks, doosri taraf pre-launch uncertainty. By the way, original poster bhai, did you finally visit the site on ground or are you still calculating EMIs on paper?
Look at the maintenance charges also, Luxury Homes corridor me residents association bante bante 3 saal nikal jaate hain and builders charge ₹4 to ₹5 per sqft easily. Maine Badshahpur side bhi options dekhe the, wahan bhi same pricing pressures chal rahe hain. Pre-launch me payment plan attractive lagta hai construction linked wala, but hidden costs jaise electrification and club charges final demand note me add hote hain. What is the super area vs carpet area ratio in that ready 3BHK you mentioned?
Sahi keh rahe ho carpet area ka reality check zaroori hai. Mere brother-in-law ne bhi booking advance de diya tha without asking for internal dimensions, baad me living room me normal 6-seater sofa bhi fit nahi ho raha tha.
Carpet area ratio usually 65-70% hi nikalta hai aise projects me. Mera budget 1.2 Cr tha aur carpet dekha toh dimaag ghoom gaya, rooms looked like matchboxes compared to the brochure renders.
1.4 Cr is huge money yaar. Pre-launch me builder 2 saal bolta hai par Gurgaon side Airport Road ka market dekh lo, rates already peak out ho chuke hain and delays are standard. Middle class budget me itna stress jhela nahi jata.
Honestly I was checking another developer recently, ST. PATRICKS REALITY PVT. LTD., and guess what? Total projects listed is literally 0. Zero track record! Market me itne naye entities aa gaye hain ki pre-launch me paisa daalna matlab poori family savings दांव pe lagana. 2 saal ka commitment dekh kar log fas jaate hain phir EMI aur rent dono saath chalte hain. Don't touch pre-launches when you have budget anxiety like me.
Wait, zero delivered projects? That is super scary for any first-time buyer like us. Thank you for pointing out ST. PATRICKS REALITY PVT. LTD., maine unka flyer dekha tha and almost agent ke bolne pe token dene wala tha. Phir toh pre-launch side dekhna bhi paap hai.
₹1.4 Cr ready flat vs pre-launch trap sunte hi meri heartbeat badh gayi yaar! Mere parents bhi har weekend yahi bolte hain ki paper pe jo possession 2 saal dikhate hain, wo seedha 4 saal jata hai. Agar ready unit mil rahi hai toh why even look at pre-launch? Lekin wait, ready wale me OC mil chuka hai kya?
OC status check kiya maine ek advocate se puchke. Agar OC ready hai tabhi 1.4 Cr justify hota hai, warna it is pure risk.
Bhai wahi toh sabse bada darr hai, half the ready projects in these prime stretches are handing over keys without actual OC! Phir registry ke time penalty lagti hai aur loan clearance me alag rona hota hai. Mere office colleague ne Aerocity ke paas flat liya tha, 18 months se registry ka chakkar kaat raha hai. Ready dekh kar turant attract mat ho jao.
