The payment plan trap nobody talks about in Ghaziabad

Visited a DBF project in Sadarpur last week. Kids have moved out, so looking for a smaller 2BHK. Builder ne construction-linked payment plan ka option diya, sounds good on paper. But I'm worried about delays aur kya kya extra charges lag jaayenge. Should I push for a down payment plan instead? Kya Ghaziabad mein builders late karne pe penalties dete hain ya sab jhol hai? Anyone faced issues with construction-linked plans here?

Totally agree. CLP sounds good but the risk is all on the

Bhai, you're absolutely right to be worried. CLP is a big trap. My friend booked in Ahinsa Khand and the builder delayed by 3 years, saying 'market conditions'. He kept paying EMIs without possession, which was a huge financial strain. Ended up paying so much extra interest. Always push for DPP if possible, but builders don't offer it easily now for under-construction projects because they want funds as construction progresses.
