I'm so fed up of renting in Vasundhara. Thought buying a 2BHK from Balaji Group in Raj Nagar Extension would be better. But yeh construction-linked plan toh headache hai. Payments based on slab completion, but construction is super slow. Meri EMI aur rent dono chal rahe hain, double burden ho gaya hai. It's been 1.5 years, possession date ka pata nahi. Builder bas excuses de raha hai. Anyone else facing this with builders like Gulshan Homz? Kya karein, RERA complaint file karein?

U11 is right. Research is paramount. Aur kabhi bhi builder ke verbal promises pe mat jao. Har cheez written mein honi chahiye, especially possession date. Yeh builders bahut smart hote hain, contract mein loopholes rakhte hain.

Totally agree with the original post. Gulshan Homz ka bhi yahi haal hai. Mere ek colleague ne Gulshan Icon mein book kiya tha, aur abhi tak possession nahi mila hai. Builders bas project launch karte rehte hain aur existing projects ko neglect karte hain. Yeh payment schedules toh pure fraud hain.

Builder ne bola tha 18 mahine mein possession, ab 24 ho gaye aur basement tak poora nahi hua hai. Meri toh neend ud gayi hai. RERA mein complaint kaise karte hain? Kya woh sach mein help karte hain ya bas formality hai?

RERA mein complaint zaroor karo. Current Ghaziabad market conditions mein kaafi projects stuck hain. Builders ko liquidity issues hain. Abhay Khand mein bhi ek project isi wajah se 3 saal se delay ho raha hai. RERA ke through aapko interest for delayed possession mil sakta hai, ya fir refund with interest. Yeh sab documents, especially builder ke emails aur letters jahan dates mention hain, bahut important hain.
U5, RERA mein complaint karna hi best option hai. Online portal pe jaake form fill karna hota hai. Saare documents jaise allotment letter, payment receipts, builder ke communication proofs attach karne padte hain. Woh builder ko summon karte hain aur hearing hoti hai. Haan, time lagta hai but it's effective. Mere ek friend ko relief mila tha.
Honestly, Balaji Group ka track record utna accha nahi hai, especially in Raj Nagar Extension. You should have checked reviews properly pehle. My cousin booked with them near Achchheja and is regretting it. Unka toh structure banaane mein hi saalon laga diye. Yeh builders poora payment le lete hain aur phir kaam dheela kar dete hain. Ab RERA hi ek option lagta hai.
Haan, jaisa U4 ne pucha, Balaji Group ki delays ki complaints kaafi common hain. Especially for projects launched around 2018-19. Unke paas funds ki problem rehti hai aur woh ek project ke paise dusre mein lagate hain. Abhi toh market mein funds ki scarcity bhi hai, toh aur dikkat ho rahi hai.
Balaji Group ka track record sach mein itna kharab hai kya? Main bhi wahan dekh raha tha ek project.
Sahi keh rahe ho. Mera bhi experience kuch aisa hi raha hai ek dusre builder ke saath Ghaziabad mein. CLP toh bas customer ko phasane ka tareeka hai. Jab tak possession na mile, don't trust any timeline.
