Budget finalised, loan pre-approved – ab The Posch by Royal Indraprastha dekh raha hoon. Everyone glorifies completed projects for safety, but nobody talks about the ghost society risk. Iska investor-to-end-user ratio kya hai? Matlab, will it be empty? Honestly, mujhe lagta hai high-end projects mein yeh issue zyada hota hai. What's the real rental yield one can expect? Aur iski resale market kitni liquid hai? Change my mind if I'm wrong, but I'm worried about finding tenants or buyers later.

Bhai, ghost society ka darr toh genuine hai, especially for a project in this price range (₹2.4 Cr – ₹3.2 Cr). If it's mostly investors, you'll struggle with maintenance and community building. I've seen it happen in places like Aavalahalli, where a few high-rises look great from outside but are half-empty inside.
