₹85 lakh for a 3BHK at Gipl Builders in Sahibabad Industrial Area Site 4, that's what I got quoted pre-launch. Everyone says pre-launch is the best deal, but I'm honestly not seeing that massive discount compared to current ready-to-move prices. Matlab, is the early bird really getting a worm, or just an illusion? I'm upgrading from my 2BHK, already managing an EMI. Thinking construction-linked payment plan. Should I really lock in now, or wait for spot discounts closer to possession? My gut says spot deals are better. Change my mind.

Bhai, pre-launch deals are usually good, but you have to pick the right builder and location. Gipl Builders ka track record mixed
Totally relate, yaar! I was looking at a project near Ahinsa Khand II and the pre-launch price for a similar 3BHK was barely 5% less than what they were quoting for ready possession flats in the vicinity. It felt like a marketing gimmick more than a real discount. My budget is also super tight, so every lakh counts.
