My lease ends in 3 months. Shrinivas Developers in Magarpatta: I know the super area games, but their pre-launch pricing feels like bait. Is that 'early bird' rate actually a discount, or just a trick before PLC and floor rise? What's the real all-in cost for a 2BHK after stamp duty? Always ask for the 'all-inclusive' price sheet, not just the base price per sqft. Builders often hide charges like infrastructure development charges, society formation charges, legal fees, etc., which can add lakhs. Also, cross-check the RERA number on their website with the official RERA portal. It gives you a clear picture of approvals and expected possession dates.

However, if you're buying from a very reputed, established builder with a solid track record of on-time delivery and transparent pricing, sometimes the earliest phases of a large township can offer a slight advantage. But even then, you need to factor in the opportunity cost of your money being locked up for 3-4 years. It's a calculated risk, not a guaranteed saving.
Shrinivas Developers ka track record in Akurdi wasn't that great either, from what I've heard from a friend who booked there. Hidden charges aur possession delay toh common hai. Unhone bola tha 2021 end, abhi tak project complete nahi hua hai. Be very careful with any 'pre-launch' from them. Get everything in writing and scrutinize every single clause, especially about additional costs and possession timelines. Don't fall for the glossy brochures.
RERA mein complaint karna time consuming hai. Most people just adjust rather than fight for years. Builders know this.

U3 is right. My cousin booked a flat in a similar pre-launch in Amanora Park Town a few years ago. The 'discount' they got was completely eaten up by floor rise, PLC, development charges, and then a 2-year delay. By the time he got possession, similar ready-to-move flats were available for almost the same price, without the EMI burden of waiting. Pre-launch is mostly for builders to get interest-free capital from buyers, not necessarily for buyers to get a great deal.

Totally agree with what he said! Builders are masters at showing one price and then adding 10-15% extra by the time you sign the agreement. It's frustrating for us first-timers.
Bhai, you hit the nail on the head. For a 2BHK in Magarpatta, don't expect anything less than 75-80L all-in for a decent project, even with 'pre-launch'. Stamp duty itself is 6-7% of agreement value in Pune, plus registration, GST, society charges, internal fitting upgrades, car parking... the list is endless. That 'early bird' is just the base price, not the final one. They will add PLC (Preferred Location Charges) for higher floors or specific views, then floor rise charges. It's rarely a discount, more like a starting point.
