The real all-in cost nobody talks about in Greater Noida
Been renting for years in Noida and finally decided enough is enough. Landlord raised rent again, so I'm finally taking the plunge and looking for a 2BHK in Greater Noida, probably around Noida Extension or near Pari Chowk. My budget is around ₹80-90L, but I'm really confused about the *actual* all-in cost. Builders like Rising Group quote one price, but then there's stamp duty, registration, PLC, parking... kitna extra lagta hai? Aur kya negotiation possible hai? I've heard some builders don't budge at all. For a 2BHK around 80L, kitna realistically negotiate kar sakte hain? Also, are there any hidden charges that only pop up closer to possession? Don't want any nasty surprises later. Need to make sure the EMI vs rent math actually works out. Any experiences with recent purchases in Greater Noida?

The real surprise was the GST on construction components, which changes based on project stage, and the property tax adjustments closer to possession. Also, the current market for ready-to-move or near-possession flats is quite hot, so builders aren't desperate to offer massive discounts. My advice: check for RERA completion date and actual possession history of the builder.

Builders are very rigid these days, especially for projects that are closer to possession or have good demand.
