The real cost of a 3BHK in Ghaziabad is never just the sticker price. I'm currently in a 2BHK in Indirapuram, thinking of upgrading to a 3BHK or small villa. Already have a home loan, so trying to be smart this time. Log bolte hain pre-launch mein sasta milta hai, but I'm not so sure. Jab Pankaj Giri ka project dekha Vijay Nagar mein, they quoted one price, but then all these extra charges start piling up. Stamp duty, registration, PLC, parking, interiors... it adds up fast, yaar. Is pre-launch really a discount ya bas marketing hype hai? And construction-linked payment plan better hai ya down payment option? What's the actual all-in cost for a 3BHK around ₹80L in Vaishali or Crossings Republik? Koi experience share kar sakta hai Ghaziabad mein? Hope this helps someone too.

Totally agree yaar! Makerspace ki baat sahi hai. Yeh builders ka toh standard practice ho gaya hai. Mera bhi same experience raha, pehle kuch aur rate batate hain, phir jab final quotation aati hai toh dimag kharab ho jaata hai. PLC, IFMS, power backup, club membership... list khatam hi nahi hoti. Pre-launch toh bas ek tareeka hai initial cash flow generate karne ka, discount kam hi milta hai.
