The real cost of a 'branded' home in Noida Extension

The premium for 'branded' builders in Noida Extension feels like a gamble sometimes, honestly. I'm currently in a 2BHK in Sector 78, but we're thinking of upgrading to a 3BHK or even a villa, maybe in Sector 150 or somewhere quieter. My budget's around ₹1.5 Cr, and I've already got a home loan, so this next one needs to be right. I've checked out a few projects, like Godrej and ATS, their samples look great. But then I hear things about construction quality after a year or two – plaster cracks, seepage issues. Gaursons is also on my radar, but I'm not sure about their customer support post-booking. Do they even pick up the phone? And what about post-possession maintenance charges? Are they reasonable or do they just keep increasing? Is the price jump for these premium names really worth it long-term?
