The real cost of 'early bird' deals is absolutely brutal, nobody warns you. Just moved into my 3BHK at M3M Golfestate on Golf Course Ext Road last month. Got possession in March after what seemed like endless delays. Thought I got a decent deal during pre-launch, around ₹3.5 Cr, but the final charges? PLC, OC, maintenance advance, utility setup... it's like another 10-12% on top! Seriously not sure how people plan for this. Is this normal for Gurgaon? What did others do about these last-minute shocks?

Negotiate? Lol. They just tell you these are government charges or standard builder policy. I tried to argue about the club membership fee, but they wouldn't budge. Had to pay it all.

Also, budget at least 15-20% *above* the quoted base price for all these hidden charges, stamp duty, registration, and furnishings. Consult a property lawyer early on to review the draft agreement. Jab builder itni lambi legal document deta hai, with all those clauses and sub-clauses, ek normal buyer ke liye it's almost impossible to understand everything without a lawyer. And even with a lawyer, they just say 'yeh toh standard hai'. Hum jaise first-time buyers ko toh bas builder ki baaton pe bharosa karna padta hai, aur phir baad mein lagta hai ki hum phas gaye.
