The real cost of Greater Noida homes nobody discusses

What's the real story with possession delays and hidden charges from builders in Greater Noida? I'm looking at places in Noida Extension, checking out Gaurs and ATS projects. My friend got hit with huge PLC and IDC at possession with another builder, even after 2 years delay. Honestly, I'm scared of that happening. Is their construction quality actually good or just brochure talk? Parents are pushing for Godrej but it's way over budget. Any advice on who's more transparent?
