Okay I'll be honest — upgrading from my 2BHK in Sector 78 is way more confusing than buying the first time. Thinking of a 3BHK in Sector 150 or 107, budget around 1.5Cr. I already have a home loan going on. I'm looking at Godrej, ATS, and M3M. Is the construction quality difference between them genuinely significant? Like, do you actually get what's promised in terms of amenities, or is it mostly marketing? For an end-user like me, is one builder generally a better bet long-term?

Honestly, Godrej ka track record in terms of delivery has been a bit shaky for some projects. My friend booked in Godrej Woods, Sector 43, and possession was delayed by almost a year. M3M is premium, no doubt, but their pricing is also very aggressive, sometimes over-the-top for the location. ATS, on the other hand, usually delivers on time, and their structural quality is generally robust, but sometimes the finishing isn't as luxurious as shown in brochures. It's a tough choice, especially when you already have an existing loan to manage
Totally relate yaar! Builders promise the moon, but delivery is a different story. I'm also eyeing Sector 150 for an upgrade. Godrej and ATS seem good on paper, especially their designs. But kya real mein construction quality aur amenities mein itna difference hai jo price justify kare?
Haan bhai, marketing toh sabki top-notch hoti hai. Reality mein bahut issues aate hain. Maine suna hai Godrej ki finishings sometimes average hoti hain.
