Since January I've been shortlisting flats in this city, and it's getting confusing. I'm torn between Saini Bhawan, which is ready, and Omaxe Gardenia Floors, still ongoing. My main worry with Omaxe is the possession status and potential delays; are those project timelines ever accurate? For Saini Bhawan, being ready means no construction risk, but what about immediate upgrade costs? Which option feels less risky for a first-time buyer? What does the community think about ongoing projects here?

Ongoing projects? Big no from my side. My cousin booked in New Chandigarh a few years back, and the project is still stuck. Builder keeps giving new dates. It's a mental and financial nightmare. Unless it's RERA registered and they have a solid track record, I wouldn't even consider it. Saini Bhawan might be expensive, but at least you know what you're getting.

Bhai, exactly my thoughts! I'm also a first-time buyer in Chandigarh, and the fear of ongoing projects is real. Everyone says 'builder ki baat pe bharosa mat karo', but then ready-to-move-in flats like Saini Bhawan feel so expensive, especially when you think about registration, interiors, everything. My budget is tight, around 60-70 lakhs, and it's a huge decision. Omaxe Gardenia sounds good on paper, but these delays can literally ruin your financial planning. What if I pay EMI and rent for another year because of delays? This is more like a gamble than an investment, yaar.

Sahi kaha U1! My budget is also in the same range, around 65 lakhs. This EMI + rent scenario is my biggest fear. Builder bolte hain RERA hai, toh sab safe hai, but is RERA really that strong here in Chandigarh? Does it actually help with delays or are those penalties too small to matter?
