The real ground truth of Aqua Line's price push

Is the Aqua Line Metro extension hype for areas like Sector 107 just a builder trick, or will it *actually* move prices for end-users? I'm fed up of renting, landlord raised rent again near Sector 137, finally taking the plunge. Everyone glorifies Jewar Airport, but for a 2BHK around ₹80L, metro connectivity near Gaursons or ATS projects feels more impactful daily. DMIC is too far out for immediate benefit, right? Should I prioritize metro access over future airport proximity? Change my mind.
