Did a site visit to The 3C Lotus Boulevard Espacia last month, trying to find a 3BHK for my growing family near Sector 137. My wife's main priority is a good, settled society for kids' school admission and safety. But I'm hearing mixed things about the investor vs end-user ratio there. Matlab, will it feel like a ghost town or a proper community? Also, post-possession society maintenance ka kya scene hai? Builders often drag their feet on RWA handover. Anyone living there, can you share your experience? Is the society actually well-managed after a few years?

And what about the schools, are there good options nearby for kids that are actually accessible from Lotus Boulevard Espacia?
U4 is right. Maintenance is usually the first casualty. The builder 3C, founded in 2007, has a history of these issues.
Haan, bilkul. In another 3C project, we faced constant issues with power backup not being enough and lifts breaking down frequently. They would charge exorbitant maintenance but service was pathetic. For schools, from Sector 137, you have some decent options like Shiv Nadar School and The Shriram Millennium School, but traffic can be a nightmare during peak hours. You really need to factor in the commute time, especially if your kids get admission further away.
Totally agree with the ghost town feeling. My cousin bought in a 3C project near Alpha I Greater Noida a few years back, and it took ages for the amenities to be fully functional because of the low occupancy. Kids ka school, safety, these are genuine concerns, especially in areas with a lot of rental or vacant properties. Builders just want to sell, end-user experience is often secondary.

I've heard from friends who bought in their other projects that RWA formation is a nightmare. They drag their feet so much that societies struggle for basic amenities for years. A high investor ratio means fewer people actually living there, so who will push for proper RWA and maintenance? It definitely feels like a ghost town sometimes, not ideal for families looking for a vibrant community life.
