Honestly, I'm really struggling to understand the logic behind some Gurugram pricing. Looking at a 2BHK in Sector 31, Pareena projects, the floor-rise premium seems crazy. Is it ever truly worth it for an investor's ROI, or just a builder's extra charge? Should I look at secondary market deals instead? Can you negotiate more on a resale for a 3BHK around ₹1.5 Cr than a new launch? Trying to maximize value here. Any experiences?
