The real math behind rent vs buy in Chandigarh

Did a site visit to some Omaxe projects in New Chandigarh last weekend. Everyone glorifies buying, especially with current EMI rates. But honestly, a 2BHK in Zirakpur costing ₹60L gives barely 2.5% rental yield. Matlab, investment pe ROI kaafi low hai. Isn't it smarter to just rent and invest the difference? Change my mind.
